. If they improved the breakfast selection, it would be an awesome place. Omelets were available on a plate, and there were instructions to microwave them (ew). There was a LOT to choose from, but not quality food. Another thing that could be better was the breakfast. We arrived to the hotel only to be greeted by a grumpy man, and then the next night, he was replaced by a grumpy lady. What I thought they could have improved on was the front desk. I thought it was cute. He also didn’t like that the room looked like it was straight out of the 1970’s with it’s decor. The room, which was on the first floor had a homey feel to it, although I husband kept complaining that he felt we were in a fishbowl being that we were right on the corner looking out into the street, or rather, he felt that people could look into our room from the street. The place is very quaint looking. We stayed at the America’s Cup Inn and were pleasantly surprised at how convenient it was to all of the attractions Newport has to offer.Quaint little inn My husband, baby and I went to Newport, RI for Labor Day weekend.

. You won’t find a cheaper room in Newport. Even parking, which you must pay for is right across the street. Near everything in Newport This is a basic inn with a very nice breakfast located near everything you might want to see in Newport.Great location.

. the breakfast was fair, too much choice, fair quality, would do better with less food and improved taste. we got a deluxe room, very large with kitchenette, great for a family.00 overnight do add that to your price. the parking lot across the street is expensive, 25.Excellent location inn is in an excellent location, 1/2 block from thames street.

Great Hotel Great hotel, great location!!! Would recommend this hotel to everyone!!!.

. Was right in the thick of things so we could walk everywhere. clean and comfortable...Quick Getaway Loved the hotel.

. The hotel is near the middle of town, so if you go to bed early, request a room further away from the street, as there was street noise until midnight. Parking was okay, 18 dollars overnight but can use lot for 24 hrs. Front desk staff very friendly, spent awhile outlining different attractions and events for us. Breakfast was a large variety of pastries, fruit, and hot breakfast items. The bed was comfortable, the room very clean with cute decor.Great Hotel This hotel was great, will book again.

..... Travelers tip on shopping Not bad. I would not ’rush’ back...Overall-it was a ’fair’ hotel.

. If you go plan on at least one sailing cruise. Travelers tip on local attractions There is always a lot to see and do in Newport but the highlight is to get out on the water and do some sailing. Extremely good value. I would definitely stay here again. We were on the fourth floor which had good points and bad - great view of the harbor but don’t get down the stairs and realize you forgot something. The room, although small was comfortable and well appointed. Staff were all friendly and helpful. Breakfast Buffet was quite a spread, not the usual continental breakfast. In the center of town, easy walking to all the sights.Great Small Hotel in Great Location Everything about the hotel was as advertised.

. The only downsides, most rooms don’t have a TV and you do have to pay for parking unless you find street parking, but well worth the lower cost and convenience. It is not as romantic as the B&Bs by the mansion, but if you are looking for convenience, a nice breakfast, and a comfortable room, I highly recommend it.America’s Cup Inn - convenient and comfortable This B&B has a GREAT breakfast and is within walking distance to just about everything.

Travelers tip on shopping Hotel is close to everything. You can’t beat the location though. Overall, nice place but it needs a makeover. People at the lot seemed com-fused too.Confusion Parking is at a city lot across the street for an additional $18 a day - there is in & out privileges but the people at the hotel don’t explain well enough how it works.

. Will stay next time. Price is very reasonable. Parking acrose street (daily fee required) is very convenient. Breakfast has a lot of choice.Excellent hotel right in the middle of all the Newport actions Staff are very helpful and nice.

A really good stay!. The place has character and doesn’t feel as sterile as the typical hotel chain, which my boyfriend and I found to be pleasant and refreshing.Excellent location, comfortable room This little hotel is in an excellent location.

. Location was excellent! A perfect combination for a nice little visit to Newport. Staff friendliness was excellent and accomodating. No television, but you shouldn’t be there for that anyway.Excellent choice The room was spacious and comfortable.

. Hotel is right across the street from the wharves and has a friendly and courteous staff. We stayed outside Newport last summer to save some cash but it was worth the extra money. and about a 15 minute walk from the Cliff Walk. You are right in the middle of many bars, restaurants, shopping etc.Right in the middle of everything Went for a weekend with my girlfriend and was very happy with America’s Cup Inn.

Beware, they do not have an elevator and they do have 4 floors or rooms!. Breakfast was terrific! The Inn reminds me a lot of places I’ve stayed in Europe. Fabulous location! Staff is very pleasant and helpful.Great place to stay We (my husband and I and our two kids) stayed here for a 3 day weekend in August.

.An Inn Not to be missed Clean, accessible to all Newport has to offer.

plenty to fill you until a late lunch! assortment of eggs, fresh fruits, pastries... Travelers tip on dining The breakfast was great. We easily walked or took the trolley everywhere we wanted to go. This little Inn is not comparable to the more exclusive hotels in the area, however, if you are looking for an affordable and sweet little historic Inn, the America’s Cup would be a great way to go! Also, take advantage of the public parking across the street - it is only $16 for the length of your stay. The staff (especially Bugsy) was friendly and very helpful with all of our needs. The price was terrific given the in-town location. The suite was large and bright, and had every amenity we needed. We had a fantastic stay at the America’s Cup Inn. Upon arrival, we were given a complimentary room upgrade to a suite and were pleasantly surprised.Awesome location, very affordable and comfortable Inn For starters, the America’s Cup Inn is the most centrally located Bed & Breakfast we saw in all of Newport.

. The cleaniless was excellent! Overall I was happy..Great The room was pretty nice.

. We parked the car for our whole stay to save money and walked or used the Newport buses instead--It was only $16 for three days of parking and very easy. Travelers tip on saving a few bucks You have to pay for municipal parking, right across the street from the hotel. It is a clean, quiet hotel with good service and a great continental-style breakfast.Good value in Newport This hotel has a great location for walking to all the restaurants and shops in Newport.

You can’t beat the location and price point if you like to walk instead of drive,. The other rooms were left open and dirty for two days so it just had a strange feel about it. Staff was courteous.Value spot Breakfast was better than expected.

. Helpful Hint: Go upstairs and get a cold beer before going back downstairs to wait in the ordering line. you will ever eat. Written up by everyone and taken twice by hurricanes but worth the mid-afternoon 45 minute wait for the best fried fish, shrimp, oysters, whole bellies, etc. Fantastic - what a find. Travelers tip on dining Right over Newport line in Middleton is "Flo’s Clam Shack". Only TV is in game/living room so not a place for TV junkies. Fantastic central location. Full breakfast daily. Homey - extremely comfortable facility.Newport Gem Super friendly staff.

. Good breakfast and friendly help. There was a TV room but there should be TVs in the room.Great location Great location, but needs work - peeling wallpaper, dim light bulbs, broken hooks.

but fiver different kinds of fresh fruit and several homemade baked goods that were better than mom’s!. The best breakfast I have ever had included with a hotel stay ever! Standards for cereals, etc. Excellent staff. What a breakfast! Great location.

. This place was a dump. Our clothes were damp for 3 days. Air conditioner had a broken knob so it was impossible to maintain a comfortable temp in the room. Apartment had wicker furniture that WAS NOT "antique" and one chair and ottoman did not have supports to hold a sitting person. Hotel tried to put us into a 10x10 room when we had booked a studio apartment. Not impressed The only period furniture we saw was in the lobby.

We had fun; weather was great!!. Check out: Jamestown (across the harbor), Fort Adams, The Ocean Walk/40 Steps, & The Cornelius Vanderbilt home. Town was over-run w/tourists. Travelers tip on getting the most out of your stay We arrived on the weekend when the 19 Tall Ships were in the harbor. @ that price, I think it should be included. Breakfasts are fantastic! Only quibble is: $15 per day f/parking. Bathroom was okay, but not great; lighting was too dim. Room was nice & comfortable. Hotel is well maintained & staff is eager to please. Location is very good.I Nice, old, B&B, located ~ one block back f/the harbor.Americas Cup Inn -- B&B -- Newport, R.
