    Great Location!

    If you’re looking for a great Kona location this is it! It’s across the street from Alli Drive which has several resteraunts(QUINN’S our favorite) and shopping village. We loved our quiet newly renovated room with very comfortable Simmons bed! The employee’s were all very nice! However, this is a old hotel and has a musty smell in lobby, the swimming pool was under construction, the beach cove is filled with kayaks/canoes and fisherman! Other than that it’s a good place!

    Get a rental car with your flight/hotel package and save! Drive to Hilo and check out Akaka Falls and the Botanical Gardens! Next visit the National Volcano park you can drive around and see all the past craters and walk through a Lava Cave! Another day drive to south point to check out Place of Refuge and visit the painted church. The only tour we took was a boat trip by Sea Quest.. you get to see the whales,sea caves and snorkle!     Good location, but disappointing stay

    We chose this hotel this time because of the location, because it was within walking distance to town. When we arrived, we were informed the pool was closed. There was a tiny beach, which was better than nothing, but a pool was very important to us. Our room had been redone and was nice, but the rest of the hotel (lobby, mall area, grounds) were very run down.     Maybe after renovations....

    Positives: Newly renovated room was clean and comfortable with large flat screen TV. Location was convenient for walking to various shops and restaurants. Negatives: As of 8-21-09, hotel renovations were only half done and only one wing was complete. Only two shops open for business(1 sundries and 1 footwear). All the other retail spaces were empty and vacant. Swimming pool and jacuzzi were also closed for renovations(I didn’t know this at time of booking and would not have booked if known). For the inconvenience, the hotel did provide a $50 gift card for a future stay but don’t think I’ll be in town before the card expiration date, thus the card was useless to me. In conclusion: Based on the lack of amenities due to the incomplete renovations, I would have been better off paying a little more for a hotel not in the midst of renovations. I suggest contacting the hotel to inquire on the progress of the renovations before booking.     construction condition not informed of prior to arrival.

    The newly remodelled wing I was in, the rooms were very nice. Problem was that the jackhammering to remove the pool and spa had just start right under our room. The dining room was closed and only opened for one night a buffet, UGH and the view of the wing being remodelled had toilets on the lanai. I wonder who located the toilet paper. About 4 ft from commode. Beach was hard sand and there were fishermen along side of swimmmers and street people laying and yelling around.

    superb spot

    the hotel is in the middle of extensive and much-needed renovation. We had a new room, it was as nice as any 4 star place I have stayed...but the main section is still un-renovated. This hotel is superconvenient...has the calm sand beach steps away, and only a few yards to the pier, to go on the submarine, glassbottom boats, jetskis....It is surrounded by nice little restaurants and stores. I was very pleased with it, and would visit again.

    The best location!!!

    The hotel is in the midst of a remodel. It will be very nice when complete. We saw the carpet and textiles going in. We were there the last month of old room usage, so it was a little bit shabby, but clean and the service was very fast, every time we requested something, i.e. more towels, pillows etc. The location is wonderful, the lu’au is very good and we found some terrific restaurants near by. Of course you can’t beat the shopping in the area, everything is within walking. We want to go back.

    Not the greatest

    Security on staff excellent

    I lost my fanny pack and the security guard found it and called our room. This saved our vacation....I could have had my identity stolen

    A Skid Row Hotel

    Expedia is great! They did not know that this hotel was NOT like the pictures on their site. DO NOT GO THERE. We were on our honeymoon & it was a nightmare. The rugs were filthy...mold in the hallway ceiling...dirty tub...torn linoleum...cramped room. We have pictures that we took. The area around the elevators were dirty & needed painted. This was 10 times worse than Motel 6. We went somewhwere else. Horrible.     The hotel is under a major renovation, so will be even better soon. The location is wonderful -can walk to town and activities. Restaurant on site is handy.

    We took the circle island bus tour the first day and found it a simple way to get oriented to the island. We could enjoy our own slower adventures the rest of our stay.     Met our expectations

    This hotel is under renovations and with such, results in an ’unfinished’ hotel, but, non-the-less, a good and economical hotel. The staff was excellent and conveniently located in Kona. At one time, this hotel was no. 1 in this area on a grand scale. The hotel intent is to return to that grandure. When that is accomplished, one can assume that rates will increase. But, for now, the hotel completely met our expectations, ie, a clean and comfortable place to sleep...as a stepping stone to all other area activities.

    Close to everything but needs massive renovation

    KK’s biggest advantage is its location. It’s close to Kona downtown and is right by the Peir, some historic places and even has a little sandy beach. The biggest disadvantage is the fact that the rooms are outdated, though when I was there there were some renovations going on in the West tower of the building.

    Internet is down every other day but there is a very tourist friendly place "Beach Dog" right across the street. You can use wireless for free, as well as print or use their computers.     Needs a remodel

    Looks like they are planning on a remodel but probably should have done this a long time ago. It’s a shame that in such a great location this hotel has obviously been neglected for a long time. Decor very shabby and cheap rather than economy. Will be great once the remodel is done - they also need to revitalize the convenience/shopping downstairs - there is nothing there. Pool and spa very dirty, sunbeds also - there is thick grease on everything from suntan oil. Pretty disgusting really. The people that work there really seem to try and make it nice, honestly though, they don’t have much to work with.     A Good Place To Stay in Kailua-Kona

    The facility has obviously seen better days. Remodeling is under way in one wing. The staff is top notch, the mattress was firm, the room was very clean, and the location is excellent. If you’re looking for a luxury resort hotel where you spend all your time at the resort, this is not for you. If you’re looking for clean, adequate accommodations within walking distance of the water, and good bars, restaurants, and shopping, with ample free parking, this might be the place.     Great value

    In process of much needed renovations.Great location,great luau, very nice and helpful staff.The maintenance worker remembered my 7 year old was celebrating her birthday.Actually has small protected beach. Perfect for our one night stay.

    Perfect Location but needs a Facelift

    Can’t beat the location. Go uptown or downtown in walking distance. They are doing a remodel of the west tower, if you can you want the new rooms. If you like to people watch, get on the street side but the rooms are in pretty sad shape. The restaurant was empty every time we walked by it so we passed. Luau was lame. Ice machine on our floor was out all week. One elevator was out all week. If you don’t stay in the room much and are on a budget you can’t beat it.We suggest you visit Splashers for the best food in town.

    Find somewhere else.

    They are renovating part of the hotel and the rest is in pretty bad shape. I would not stay there again until the renovation is done. The location and beach area was nice; the pool area was in bad shape with tiles missing and general disrepair. The bar served the worst Mai-Tai I have ever had.

    Needs updating

    Location is great to get around on foot in Kona, but the hotel property is 40 years old and shows it age. Restaurant is only open in the evening on Friday and Saturday. The only eating option on the premises on the other days is the pool bar and grill, which closes at 8:45 p.m.

    Perfect location

    This hotel was right on the beach and a short walk to all the best shopping and dining in Kona. The hotel at the time was under a major refurbishing so the carpet, doors, furniture etc severely needed updating. The staff was friendly and they did keep the hotel clean despite the ongoing repairs. They have a luau right on the property and I highly recommend it...it was fabulous. There was a convenience shop with all needed items and a little mall attached to the hotel. Looking forward to visiting them again after the renovations are completed.

    Don’t prepay for luau’s or activities before you go, there are coupon books everywhere and we got a good deal on the luau from expedia by phone while we were there. Don’t pass up the snorkeling it was fabulous and many beach accesses close by hotel. The airport at Kona sold fresh real flower fragrant leis for 5.00 each, don’t pay the high prices you see online.     Seen Better Days

    This hotel was probably real impressive when it was built, but has gone down hill. Most of the stores and other features were empty. Though while we were there it looked as if they are renovating the whole back tower. It had a GREAT location right at the top of Ali’i drive and a cute little beach.

    Kona has a very good Thai restaurant on their main street---St. Michaels Catholic church in the middle of Kona was a highlight of my trip and of course my visit to the Painted Church
